Position Overview
Wheeler Staffing Partners is seeking a highly knowledgeable and detail-oriented Assistant Real Estate Manager (Temporary) to support mortgage operations, loan origination, and underwriting functions. This role is responsible for supervising real estate loan processing activities, ensuring compliance with federal and state regulations, and supporting efficient mortgage operations.
The ideal candidate brings strong expertise in real estate loan underwriting, FNMA conventional lending guidelines, regulatory compliance, and mortgage servicing, along with leadership capabilities to support and guide mortgage origination staff.
This position is primarily remote, with travel up to 20% to designated partner locations.
Key Responsibilities
Mortgage Operations & Loan Origination Support

Supervise and support daily real estate loan origination, processing, underwriting, and funding activities.

Assist in developing, implementing, and maintaining mortgage department policies, procedures, and operational plans.

Ensure efficient completion of mortgage operations functions while maintaining compliance with internal and regulatory standards.

Apply FNMA (Fannie Mae) conventional lending policies and underwriting criteria across all lending scenarios.

Support credit analysis, underwriting review, loan pricing, property appraisal coordination, title review, and disbursement functions.

Provide guidance and definitive responses to inquiries related to loan origination, processing, underwriting, and funding.

Assist with workload planning and staff coordination to ensure optimal performance and timely loan processing.
Compliance & Regulatory Adherence

Ensure compliance with applicable federal and state regulations, including:
-
RESPA (Real Estate Settlement Procedures Act)
-
HMDA (Home Mortgage Disclosure Act)
-
Truth in Lending (TILA)
-
FNMA (Fannie Mae) underwriting standards
-
Other mortgage and financial institution regulations
-

Maintain accurate documentation, reports, and records in compliance with regulatory and internal audit standards.

Support regulatory reporting and ensure adherence to organizational compliance guidelines.
Team Leadership & Staff Support
-
Supervise and support mortgage loan origination and processing personnel.
-
Assist with staff coaching, training, and performance support to improve operational effectiveness.
-
Help plan, assign, and direct team workflows to meet departmental performance goals.
-
Address operational issues, escalate concerns when necessary, and assist in resolving process or workflow challenges.

Promote a culture of compliance, accountability, and service excellence.
Customer Service & Relationship Management

Maintain professional relationships with members, internal teams, and mortgage professionals.

Respond promptly and professionally to loan-related inquiries and requests.

Support positive borrower experiences throughout the mortgage lifecycle.

Uphold professional service standards and organizational reputation.
Administrative & Operational Support

Prepare reports, records, and documentation accurately and in a timely manner.

Participate in meetings and contribute to departmental planning and performance initiatives.

Maintain organized, secure, and compliant work environments.

Support additional mortgage and real estate operations functions as assigned.
Required Qualifications
Education & Certification
-
High school diploma or equivalent required
-
NMLS eligibility required
Experience
-
Minimum of 2 years of loan underwriting experience
-
Strong expertise in real estate loan processing and mortgage operations
-
Experience applying FNMA (Fannie Mae) conventional lending guidelines
-
Experience supporting loan origination, underwriting, processing, and funding functions
-
Experience with Real Loan Servicing systems required
-
Experience supporting or supervising mortgage operations staff preferred
Regulatory & Industry Knowledge

Strong knowledge of mortgage lending regulations, including:

RESPA
-
HMDA
-
Truth in Lending (TILA)

FNMA lending guidelines
-
Mortgage underwriting criteria and procedures

Understanding of mortgage servicing, credit analysis, and loan lifecycle processes
Technical Skills

Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)

Experience using mortgage loan origination and servicing systems

Ability to use computer applications and loan processing software effectively
